Investment philosophy

APN Property Group is a real estate investment specialist – it’s all we do. Our approach is disciplined, conservative and focussed. We do not get distracted by short term “noise” in the market and rely on our depth of experience, assessment of real estate fundamentals and specific market conditions.

We understand that property is part of a broader investment universe and that its performance is inextricably linked to broader economic factors. We also understand that real estate is the only asset class to which you can add value above and beyond market forces through strategic and intense asset management.

Real estate fundamentals

At APN, we are preoccupied with the fundamentals of real estate. The all important lease covenant is ultimately what gives real estate its unique investment characteristic and it’s the quality, security and duration of rental income that lies at the epicentre of real estate investing. Our ability to enhance and grow the rental income stream is how we add value for our investors.

Many factors contribute to the rate of growth of the rental income stream:

  • Real estate market factors - vacancy levels, competing space, incentives and tenant demand
  • Economic factors - level of interest rates, economic growth and credit terms
  • Physical factors - floor layout and design, quality of services, location, accessibility, parking and management.

By meticulously examining these variables we are able to acquire, develop, manage, extend, refurbish or sell real estate that delivers outstanding value.

Consistent and superior investment performance is largely dependent on making the right investment decisions. Our investments are predicated on rigorous research and analysis of property fundamentals. Prior to any investment decision, we use a “top down” and “bottom up” approach, analysing the underlying investments whilst monitoring the broader economic influences and global and domestic property market indicators.

By concentrating on what we know, investors benefit from the expertise of a highly specialised investment manager. At APN, we offer real estate products across various categories, each offering a different risk/return profile:

  • Real estate securities funds – managed property funds that invest in listed and unlisted real estate. In our real estate securities business we are active investment managers with a value bias, focussing on generating consistent income at lower than market volatility from high quality commercial property over the long term.
  • Core direct funds – funds offering exposure to investment grade real estate assets in mainstream markets.
  • Opportunistic and development funds - funds which generally operate in a riskier and more complex market relying on market timing, capital management and intense balancing of a multitude of variables.
  • Listed real estate funds (REITs) - listed real estate should behave (and be treated) in the same manner as core property by relying on regular rental income generated from the underlying properties within the trust.
