About APN Private Funds
APN has a strong track record in managing complex, large scale development and construction
projects from initial concept to final delivery. It has completed more than $1.5
billion value of development projects since 1996.
Our team of property professionals and established networks culminates in a vast
bank of real estate experience spanning all sectors and several cycles. Deep understanding
of real estate markets gained over several cycles helps us to see things “in perspective”
and not get distracted by the latest market fads.
We vigilantly select only those investment opportunities in development, construction,
incubation and sub-division projects that involve the development of prime real
estate.
APN has secured two private equity mandates for development funds from a number
of Australia’s leading superannuation funds which have attracted equity commitments
of $110 million and $105 million respectively. The funds undertake real estate development
across various property sectors in Australia with a target Internal Rate of Return
(IRR) of 18% per annum on equity.

The Private Fund team possess extensive property expertise having been involved
in a variety of construction and development projects across an impressive range
of renowned property developments spanning all property sectors. This experience
has been acquired via direct involvement with an APN Fund, at the APN Property Group
level or from prior experience working with leading real estate companies.

Risk management approach
We recognise that risks are an inherent part of any property development. As an
astute real estate company with a breadth of development experience across many
property cycles, APN is experienced at structuring transactions so that as many
risks as possible are managed out of each project.

diligence, thorough assessment of global economic conditions and analysis of the
real estate fundamentals, will APN consider opportunities which deliver maximum
